Please note that you accept these booking conditions on behalf of yourself and all members of your party whether you are booking as a guest or on behalf of others and whether you book by e-mail, telephone or any other means with 51 Kensington Court Limited (“KC”) registered in England under number 6779326 whose registered office is 51 Kensington Court, London, W8 5DB.
Payment and Additional Charges
Payment must be made at the time of booking where the booking is for 2 nights or less or where the booking is made within 28 days of you or your party’s intended arrival at Kensington Court. Payment can be made by cheque, bank transfer or debit/credit card. For payments made by credit card please note that there will be a handling charge of up to 3.5%.
The exact charge will be advised at the time of booking.
KC requires a 25% booking deposit where your booking is made outside of 28 days of you or your party’s intended arrival at Kensington Court. KC will deduct the 25% booking deposit from your debit/credit card where you are making payment by debit/credit card. KC will then deduct the balance from your debit/credit card 28 days before you or your party’s intended arrival at Kensington Court. There is also an option to pay by cheque in pound sterling and by bank transfer.
If you are making payment by cheque or by bank transfer KC will require the 25% booking deposit to be in cleared funds having reached its account before it can accept your booking. KC will also require the balance to be transferred to its account in cleared funds 28 days before you or your party’s intended arrival at Kensington Court.
KC is entitled to charge interest on any late payment from the date upon which the payment is due at the annual rate of 8% accruing on a daily basis. Interest will apply from the due date until full settlement in cleared funds is received. If you have provided details of a debit or credit card at the time of booking and/or upon your arrival at Kensington Court this will also be used to cover any additional charges which shall be deducted from your debit/credit card in settlement of any outstanding sums. In relation to any additional charges payable, in the event that payment under a debit or credit card is declined for any reason, no card details are provided or you have checked out before additional charges have been identified KC reserves the right to charge you directly and shall issue an invoice payable on demand. If you are paying by cheque or bank transfer KC will raise a bill in relation to any additional charges payable and this bill must be discharged by you with cleared funds transferred to KC’s account before you or your party check out.
KC reserves the right to raise an interim bill in relation to any additional charges payable. KC will provide you with a breakdown of additional charges in writing prior to your departure from Kensington Court.
At Kensington Court additional charges include:
- Telephone Calls: Telephone Calls are charged separately. It is your responsibility to pay for all telephone call charges incurred by you or your party during your stay at Kensington Court.
- Damages: Damages to the apartment or to the contents caused by you or your party must be paid in full by you. In the event of any breakages discovered after you or your party have vacated, KC will notify you within one week of your departure, providing a detailed breakdown of the applicable charges and the cost of rectifying them.
- Call Outs: If an emergency call out number is used and the apartment manager has to come to the property between the hours of 5pm and 9am Monday to Friday and between 2pm and 11 am on Saturday and Sunday, a charge of £25 plus VAT is applicable at the management’s discretion.
- Early/Late Check In: Our usual check in time is 2 pm. Our reception times are Mon – Fri 9am to 5pm, Sat 11am to 2pm. Early/late check in outside of these hours cannot be guaranteed. You are advised to check with us on booking whether early/late check in will be available. Where early/late check in is available an administration fee of £25 plus VAT per booking will be charged at the management’s discretion.
KC provides tea, coffee, sugar, fresh milk and toiletries which are complimentary. KC can make arrangements with a third party to have you or your party’s clothes picked up and washed and dried. You are responsible to pay KC for laundry, dry cleaning and any additional services. KC takes no responsibility for any damaged or misplaced items of clothing or other personal belongings.
Amendments/Cancellation by You
Should you wish to make any amendments to the confirmed arrangements KC will try its best to help but may not always be able to do so. Please note there are no refunds for early curtailment or unused accommodation and the terms of the cancellation policy will be applied. Any amendments to the arrival date or length of booking within 28 days of arrival will be subject to the cancellation policy.

To cover unexpected cancellation we strongly recommend you take out a comprehensive travel insurance policy.
Cancellation by Us
KC reserves the right to make changes or cancellations after accepting a booking at any time although KC will endeavour not to make a major change or cancel your booking within 72 hours of the arrival date, except by reason of force majeure (Please see below). If KC has to make a major change to your arrangements after booking KC will offer you the option of accepting the change or cancelling the booking and receiving a full refund of any monies paid to KC. KC does not accept any responsibility for any expenses or costs you may incur as a result of any change.
KC’s rates are normally reviewed annually and therefore if you make a booking before the next review which is due in April each year, KC’s new rates will apply to any stay from then on.
KC does not accept liability or pay compensation for any loss, damage or expense where the performance or prompt performance of KC’s obligations are prevented or affected by reason of force majeure. Force Majeure means any event which KC could not, even with all due care, foresee or avoid such as war or threat of war, riots civil strife, terrorist activity, industrial action, natural or nuclear disaster, fire, adverse weather conditions, closure of airports or ports, technical problems with transport, governmental action and all other similar events.
Should you need to curtail your stay for any reason we are unable to make any refunds for early departure unless we are able to re-let the apartment immediately.
Consideration to Other Guests
Please be considerate to all the other guests staying at Kensington Court, particularly early in the morning or late in the evening. The playing of unacceptably loud music/TV or musical instruments is not permitted for the benefit of all our guests.
All parents should ensure their children are well behaved and supervised at all times. Particular care should be taken when windows are open and when using the lift. Children under the age of twelve should not travel in the lift by themselves.
Please note it is illegal to smoke anywhere in or around the building. If this is not observed by you or your party not only will you be liable for all costs incurred for specialist cleaning in the apartment and any fines which may be levied on you or KC, this contract will be terminated immediately and no refund will be made for the remainder of your stay. In addition, if we are unable to re-let the apartment immediately and have to accommodate guests elsewhere or in another apartment you will be also liable for all associated costs.
Pets are not allowed at Kensington Court with the exception of guide dogs.
Access to Apartments
The management reserve the right to access your apartment at any time for the purpose of carrying out essential repair work or for other operational reasons.
Our Reception desk is open from 09.00 – 17.00 Monday to Friday, 11.00 – 14.00 Saturday. The desk is normally closed on Sundays and Bank Holidays except for arrivals and/or departures. If you will be leaving outside Reception hours please advise us in advance to settle any outstanding bills.
Apartments must be vacated by no later than 11.00am on the day of departure. You may leave locked luggage after this time in the basement area for collection during Reception hours but KC does not accept liability for any loss or damage
Apartments are individual and vary in style, size and layout which means that furnishing details are not uniformly standard. Although accommodation can be confirmed, the exact apartment you will be allocated cannot be guaranteed prior to arrival.
Please ensure you take your keys with you when you leave Kensington Court so that you can let yourself in when Reception is closed. On departure please return all keys to Reception or alternatively please leave them in your apartment if checking out before Reception is open. There will be a charge of £90 per set for any lost or unreturned keys or keys lost in transit (if not securely packed and sent by recorded delivery), to cover the cost of replacement.
The apartment is only to be occupied by the persons included on your registration and shall not at any time exceed the maximum occupancy.
Security and Valuables
Please note that you are responsible at all times for ensuring the windows and door(s) to your apartment are securely locked and that the front door is secured when Reception is closed. The Management does not accept responsibility for any cash or valuables left in the apartment, including in your apartment safe.
As a security precaution we would ask that any visitors to your apartment report to Reception and sign the Visitors Book on arrival and departure.
Apartments are serviced Monday to Saturday. No service is available on Sundays or Bank holidays unless by prior arrangement. Towels and bed linen are changed twice weekly or by arrangement. If you find any aspect of the Housekeeping service unsatisfactory or need maintenance in your apartment please advise Reception immediately.
Health and Safety Policy
You and your party are required to read and comply with the information in relation to fires and other emergencies contained in the apartment folder. The apartment folder also contains emergency contact numbers.
Your privacy is important to us and we make every effort to ensure that your privacy is respected at all times. We may store your personal information on our own computer system on a format other than e-mail, however we will use this information solely for processing our booking and we will not share this information with third parties.
KC is a data controller for the purposes of the Data Protection Act 1998 and remains in compliance with Data Protection Legislation.
Disabled Access Policy
Please request further information in relation to KC’s disabled access policy when booking if required.
In the unlikely event that you are disappointed with your apartment, you should speak with the Manager of KC. Please notify reception and they will then have the Manager contact you directly.
Subletting is not permitted in any of the apartments under any circumstances. The apartments should at all times be occupied by the registered guests themselves. There will be no exceptions. If Management finds subletting is taking place then the unregistered guests will be asked to leave immediately and no refund will be given on the remaining term of the booking.
Any issues arising out of these booking conditions shall be deemed to come into existence in England and be subject to English law and the exclusive jurisdiction of the English Courts.
If any court or competent authority finds that any provision of these conditions (or part of any conditions) is invalid, illegal or unenforceable, that provision shall, to the extent required, be deemed to be deleted, and the validity and enforceability of the other provisions of these conditions shall not be affected.
Please note the Management reserve the right to request the removal of any guest for inappropriate behaviour, misuse of the apartment or for causing wilful damage. In such circumstances the Management will not be liable for any refunds.
